NestIQ Wealth is a UK property management and compliance platform for landlords who manage their own portfolio — the record keeping, deadlines, evidence and market data a letting agent charges 10–15% of rent to handle, in one subscription.

What the platform does

It tracks compliance per property against UK statutory renewal cycles, stores certificates and documents with full version history, and reminds you before deadlines. It records tenancies, tenants, rent, maintenance jobs, inspections and itemised expenses, and produces the reports a landlord actually needs — VAT summaries, tax-year summaries and compliance evidence packs.

Alongside that it provides area and property intelligence drawn from public UK datasets, and forecasting based on long-run national averages for rent, prices and earnings — clearly labelled as projections, not promises.

How we work

Built for UK self-managing landlords

Every rule in the product is written against UK law — annual Gas Safety Records, five-yearly EICRs, EPCs, deposit protection, Right to Rent and the Renters' Rights Act. It is not a generic international tool with a currency symbol swapped out.

Your data stays yours

Row-level security is enforced in the database itself, documents live in private storage served through short-lived signed links, and traffic is encrypted in transit. You can export or delete your data at any time.

Guidance, not advice

We tell you what the rules are and when your deadlines fall. We do not give regulated financial, tax or legal advice, and every guide says so plainly rather than burying it.

Sourced and dated

Guides state the legislation they rely on, use illustrative ranges rather than invented precision for costs, and are reviewed as legislation changes. Where something is uncertain, we say it is uncertain.

No hidden commission

We do not take a percentage of your rent and we are not paid to route you to particular contractors, brokers or agents. The subscription is the business model.

  • Costs and fees are presented as typical market ranges and labelled illustrative — we never quote a figure as if it were a price you have been given.
  • We do not publish testimonials, ratings, certifications or results that we cannot evidence.
  • Differences between England, Wales, Scotland and Northern Ireland are stated rather than glossed over.
  • Pages are revisited when legislation changes, and every guide carries a guidance-only notice.
